What are the advantages of gifting real estate? Most donors who give real estate do it for tax advantages, whether immediate or for their heirs. If one takes into consideration ongoing property taxes, maintenance costs, and income—or if the property is sold, the cost of legal fees, estate taxes, inheritance taxes and capital gains taxes, it is at times financially preferable to donate real estate.

There are also ways of donating a home while still being able to enjoy it during one’s lifetime through a life estate. We recommend you consult with a financial advisor if considering the gift of real estate to explore all aspects of such a gift.
